The Town Council of Usakos keeps a property register in which all the properties within the town are registered and administered. The valuation roll is also made use of in the administration of properties in the town.
Property
Local authorities including Usakos Town Council, are required to carry out a valuation roll every 3 to 5 years to keep track of the values of properties in their areas of jurisdiction. The valuation roll determines the value of properties in town and it is on those values that properties rates and taxes are based. The higher the value, the higher the rate and tax.
The Town Council of Usakos is currently having the valuation of properties in town done. The contractor, Northlink Trading CC commenced working on the valuation of properties in July 2024. The valuation roll requires data collectors to visit properties between 08H00 to 18H00 from Monday to Saturday. The public is urged to please accord the valuators / data collectors all the necessary assistance they may need.
NB. In terms of section 67 (4) (a) of the Local Authorities Act, (Act 23 of 1992) as amended, and subject to the provision of paragraph (b), a valuer shall, for the purpose of the valuation of any rateable property in terms of this act, have the power to enter any property at any reasonable time and after having given the owner, occupier or the person in control of such property prior notice as may be in the circumstance reasonable.
Furthermore, in terms of section 67 (6), any person who hinders or obstructs any valuer in this exercise or performance of his or her powers, duties and functions shall be guilty of an offence and on conviction liable to a fine not exceeding N$2000 or to imprisonment for a period not exceeding six months or both such a fine and such imprisonment.
